  • Memo #20 – A Stable Foundation

    Most things worth doing take time. It takes investment, and patience, and hard work. Things don’t come from thin-air, like magic. It is much the same when building a firm: it takes time. I will document in which direction I intend to push this firm re:remuneration model, and why our remuneration model is superior to that of other firms:

    Our remuneration is not guaranteed – here’s why:

    • We are a service firm, bidding on projects from week to week; month to month. Head office wins work: it does marketing, billing, taxes, PF, wages, software, licensing, and provides the capital to make it happen, provides a platform for you, provides training.
    • We are not a government department. We win work from clients, who come to us voluntarily in private markets. And it is the client who pays your wages and bonuses. Sorry guys, but I don’t have a pot of gold at my feet. If we don’t provide EXCEPTIONAL quality work to clients, then clients will not come back to us. If we do good work, then clients will return, and will pay premium for our services. I have always been a proponent of sharing success and promoting on merit. Unfortunately, the corollary also applies. That’s just how the world works.
    • I am going to push this firm towards a model where client satisfaction will determine the quality of our remuneration. This will push us all towards working out how to DELIGHT OUR CLIENTS. This is our job! Call your clients, listen to their complaints, cater to their whims.
    • While FryingPanGulf may have a different remuneration policy: super high guaranteed wages, high increments etc – this is not the direction which will work for us in the long term. If guarnteed money today is the only thing that matters, then absolutely, FryingPanGulf might be a great option for you. But if you can see tomorrow’s vision, I believe our remuneration strategy, and our innovation (I need your help with this), our own satisfaction, and the reputation which comes with our brand will inevitably follow. Have faith, but it will take time, and your own hard work as well as mine.

    The way forward:

    • Delight your customers.
    • Innovate for your customer. Help me do this!
    • Let our remuneration be tied to customer satisfaction.

    By doing this above, far from having an uncertain remuneration, you will have guaranteed it, and that of your client’s as well. Have faith and stay focused.

  • Memo #19 – As soon as IFA review drawings are received, update client with ETA – Steel detailing documentation requirements

    We have written before the clients who are Steel Fabricators, Builders, Precast Panel Manufacturers are frenetic about the delivery of their drawings. They want to know WHEN the drawings are coming. If you have received some IFA (Issued For Approval) review drawings 1 hour ago, they will often call within 1-3 hours to ask for an ETA on their drawings.

    Why are steel fabricators always asking delivery dates

    To be on a construction site is expensive for every one. The builder has expensive rental on site. They deploy good number of supervisors, engineers, riggers, on site.

    • For the steel or precast fabricator, there are mulitple costs.
    • Costs at their own facility
    • Erection costs.
    • Costs of delay the builer will charge them.

    Without knowing expected time of arrival of shop drawings, They are not able to plan properly

    As steel detailer and precast detailer, it is our job to make sure that all parties are aware about when the drawings will arrive

    You must be vigilant and proactive to their needs:

    Memo – as soon as IFA review drawings with reviews are received – please make a status update.

  • Clarifying Truss Members

    Client Call. Stating that Trusses since there are covered should not be galvanized

    This was a grey area for us. But going forward, Unless explicitly called for do not galvanise steel unless exposed to the atmosphere without a cover. Trusses are within some sort of cladding. Hence do not galvanize

  • E-00 ISO Metric View

    On A3 should be readable. If not readable add split drawings to more than one sheet. Name drawing E-ISO-1, E-ISO-3 etc so that everyone can easy know it is isometric.

    Add part marks.

    Do not show purlins

    Today me, client and fabricator spent a lot of time on on quote No https://tek1-quotes.herokuapp.com/quotes/3687 trying to identify drawing nos on the Iso metric drawing.

  • Export Grid Lines to IFC

    It is important that grid lines are there in IFC Model. Without grid lines it is hard to locate members on IFC model from drawing. Today I am searching for https://tek1-quotes.herokuapp.com/quotes/3909 col shown on drg E-23 Section JJ. I download the IFC Model. But no grid lines. The IFC model does not look like the floor plan too. Spending too much time

  • Staff Memo #18 – Put the Correct Address

    I would not wish to see any other address there.

    This is super important from a legal point of view. Legal notices are “served” at an address. Hopefully we’ll never get to that stage, but if we do – make sure it’s the correct one.

  • Add Bent Plate or Welded Plates

    For the fabricator, bent plates are more expensive to produce in low volume. So when you want a bent plate, in low volume ( less than 50 pieces, go for welded plates). More than that please raise an RFI. When you are detailing please note this one.

  • Audit Checks

    Common things to audit:

    • What is the hold up?
    • What is the date of the ETA?
      1. Is the date/time in AEST? If you don’t specify the time zone, I will get a call asking: “where are the drawings”
    • You’ve sent an email? Where is it? I need a link or a prolox link.
    • Where is are the IFA approvals for these drawings?
    • Please show me the variation approval document.
    • Get me latest drawing: on the job.

    Drawing Discipline

    • Get me any Part Mark. Show me the isometric view. We should see an isometric view on it.
    • Where are the check dimensions?

    General Requirements:

    • Learn Western English. At the very least, use a spell checker. e.g. “I can’t able to” is really painful to listen to. Clients don’t want to deal with bad english, but they’ll tolerate it so long as you give them no headaches.
    • Delight your client:
      • Speak your client’s language: e.g. Many of you say: “COB” so clients call me at 4:30 pm AEST and ask me where are the promised drawings? I have to tell them, COB means 9pm. Speak your client’s language and time zone.
    • Post status updates.
      • What is the ETA in Australian time? Is the project being delayed somewhere?
    • Move the project along: you have a phone – call people, call architects / engineers.
    • Don’t inflate your hours. If you do, the client won’t come back.
    • Post regular blogs about your projects, with useful information on there: a lot of these blog posts read like a student in an exam who is trying to expand his word count.
    • When you’re done: mark it as IFC / IFA.
    • Read the standards: learn the standards properly.
    • Audit the work regularly.

    Weekly Checks

    1. Items to be IFA / IFC to be marked as such so they can be invoiced.
    2. Items to be partially invoiced to be raised.
    3. All client statuses to be updated.
      • If jobs are complete, they should be marked on the status as “JOB Completed”…..and I will close it.
    4. Jobs that are “marked as completed” need to be marketed in some form via blog post.

    Material Take Off Checks

    Clients need to know when their take off reports are coming. Most are pressured for time. If there is a delay in the quoting process, then you’re basically handicapping the client on their bids. We don’t want that. Status updates to be provided on the following:

    1. MTO ETA date.
    2. MTO started.
    3. MTO draft finished and sent for review.
    4. MTO sent to Koshy (with the link). (Sushil to complete)
